The Construction team is an integral part of the transformation and provides expertise, and drives change to achieve maximum commercial value, ensuring our property portfolio is fit for purpose to support the operation.
To support the construction strategy, we have a vacancy for a Commercial Construction Manager, to take a lead role in ensuring Royal Mails construction activity is delivered for the best value.
The role
As the Commercial Construction Manager your key objectives will be to ensure the property estate is developed by capable and appropriately priced partners, data is used to plan spend effectively, and all tendering processes are compliant. You’ll work with colleagues in Property, Procurement, and other functions to define the process and procedures that enable the delivery of the property capital delivery programmes to time, cost, quality and the achievement of capex savings.
Accountabilities
- Accountable for the development and delivery of property project budget to plan and business case objectives.
- Work with the Network teams to understand how the supply chain needs to deliver the capital investment plan, provide data and insight to the planning teams and create construction solutions.
- Define and analyse data to identify construction issues, ensuring the data is of the highest quality in relation to cost, quality, H&S, and the supply chain.
- Establish and build relationships with potential suppliers in all required markets to optimise pricing and quality in the supply chain.
- Run effective tender processes that identify suppliers of the right quality to deliver the required activities/commodities.
- Oversee supply chain onboarding, ensuring new contractors are aware the expectations, monitor performance by working with Construction PMs to ensure projects are being delivered to the costs and standards.
- Lead and inspire the team to deliver high quality outputs and to develop their own skills. Recruit and set the vision for the team.
- Identify and undertake areas that would benefit form a full VE review.
Location: Nationwide with UK travel, frequent/weekly attendance at 185 Farringdon Road, London.
About you
You need to demonstrate the following skills and experience on your CV:
- A senior/strategic leader from a commercially focused environment, ideally in a real estate or corporate business with highly complex planning and stakeholder landscapes.
- Strong commercial acumen with a track record of demonstrating commercial benefits through risk-based decision making in relation to portfolio planning and property strategy.
- A proven track record of delivery of property works (building fabric, M&E or estate) and the management of portfolio of projects.
- A detailed understanding of the frameworks for successful planning, project and programme management within a fast-paced business environment.
- Excellent leadership, relationship management, planning and influencing skills.
- Experience in managing multiple internal stakeholders at a senior level in the development and execution of complex plans or programmes.
- Able to communicate, engage and energise at senior level across the business, excellent verbal, written and presentation skills.
- Data analysis, problem-solving, decision-making skills.
- Strong IT aptitude, especially with regards to data management and query tools.
- Demonstrable experience of managing and developing a team.
- Educated to degree level (first) in a relevant subject.
